Environmental Site Assessments (ESAs) are required by lenders as an essential part of agricultural, commercial, and industrial property transaction due diligence. Phase I ESAs are performed to determine if Recognized Environmental Conditions exist by reviewing historical records, interviews and site reconnaissance. The Phase I ESA enables a prospective buyer to establish an innocent property owner defense. RTD follows current ASTM standards for assessments unless the client requests modifications. At RTD, we use the Site Conceptual Model (SCM) approach to identify chemicals of concern, human and environmental exposure pathways, and potential receptors. As part of this process, we conduct human-health and ecological Risk Assessments to evaluate possible toxic and cancerous exposures to soil, soil vapor, surface water, and groundwater for current and likely future site uses. Chemical impact modeling and Risk Assessments are reasonable, cost-effective tools for developing cleanup goals and conducting analysis of cleanup strategies. This science-based process is also used in technical justification of site closure. RTD has actively influenced the adoption of SCM and Risk Assessment policy in California.
Following characterization and risk assessment activities, RTD develops a technically justified, cost-effective cleanup plan to meet the specific needs of our clients. Our staff has extensive experience in safely and efficiently designing, implementing, and managing simple to complex remediation programs.
